& BIM
Federated Models · Clash Detection · 3D Visualisation · 4D Sequencing · CAD
BIM coordination and 3D modelling for contractors and developers. From federated model management and clash detection through to planning visualisations and 4D construction sequencing.
From model to decision
A well-managed BIM environment reduces design risk, accelerates decision-making and gives contractors and developers a reliable single source of truth for the project. We manage the model and coordination process so the project team can focus on delivery.
Federated Model Management
Building and maintaining the federated model — combining architectural, structural and MEP models into a single coordinated environment for clash detection and design review.
Clash Detection
Systematic clash detection across all disciplines. Prioritised clash reports, resolution tracking and coordinated design team review sessions.
3D Visualisation
High-quality 3D visualisations and walkthroughs for client presentations, planning submissions, design reviews and construction methodology illustrations.
Information Delivery Planning
BIM Execution Plan preparation, information delivery planning and Employers Information Requirements review — ensuring the right information is produced at the right time.
Construction Sequencing
4D programme-linked models showing construction sequence, temporary works and phasing. Valuable for planning applications, client reporting and contractor coordination.
CAD Coordination
2D CAD coordination and drawing production where BIM is not the primary delivery method. Contractor-side drawing management and revision control.

BIM explained
We work to BIM Level 2 as defined by PAS 1192-2 and ISO 19650, which is the standard level of BIM on UK public-sector projects and increasingly expected on commercial schemes. We can work to Employer Information Requirements at any level of information need and adapt our approach to the specific project BIM Execution Plan.
We primarily work in Autodesk Revit for architectural and structural modelling, Navisworks for federated model management and clash detection, and AutoCAD for 2D CAD production. We can receive and coordinate models in IFC format from other software platforms.
A federated model is a single combined model built by linking separate discipline models — architecture, structure, MEP — into one coordinated environment. It allows clash detection across disciplines and provides a single point of reference for design coordination. The federated model does not merge the discipline files but references them, so each discipline retains authorship of their own model.
Yes. We produce 3D visualisations, rendered images and walkthrough videos suitable for inclusion in planning applications, pre-application meetings and public consultation. We can also produce construction methodology and phasing animations that illustrate how a development will be built.
Yes. We can prepare the BIM Execution Plan for a project, setting out the project team's approach to information management, model authorship, coordination processes, clash detection responsibilities, common data environment and information delivery at each project stage.
