Common Questions

Turnkey delivery explained

Turnkey delivery means taking responsibility for the complete development process from start to finish — from site acquisition or project inception through design, planning, procurement and construction to practical completion and handover. The client receives a completed project without having to manage the individual components themselves.

We have experience across residential, commercial and mixed-use development schemes. Turnkey delivery is particularly suited to clients who have the land or funding but do not have an in-house development or construction management function.

No. Matthews & Roberts is an independent consultancy, not a contractor. On a turnkey scheme we act as the developer's representative, appointing and managing the contractor on the client's behalf. We do not carry construction risk directly.

Typically as a development management or project management fee arrangement, either fixed or based on a percentage of construction value. We agree the structure at the outset and it can include performance incentives tied to cost and programme outcomes.

Yes. Where a development is funded by a third party, we are experienced in the reporting and governance requirements that funders expect. We can provide progress reports, cost reports and risk updates in formats suited to funder monitoring.
