Clear, credible development appraisals and viability support — so you commit to the right schemes, secure the right funding and manage the financial risk through delivery.
Financial support for development
Development Appraisals
Detailed financial appraisals covering acquisition cost, construction cost, professional fees, finance, sales revenue and developer return — to establish whether a scheme is financially viable.
Cost Planning
Early-stage and pre-planning cost plans that establish the likely construction cost envelope for a development, aligned to the design intent and site-specific constraints.
GDV Modelling
Gross Development Value modelling for residential and commercial schemes — revenue assumptions, phasing of sales, rental income projections and sensitivity analysis.
Funding Package Support
Supporting developers in preparing the financial case for lender or investor funding — appraisal packs, cost reports, programme and risk summaries in formats suited to funder requirements.
Sensitivity Analysis
Testing scheme viability against key variables — cost overrun, sales rate, GDV reduction and programme delay — to understand the risk envelope and inform decision-making.

Viability explained
A development appraisal is a financial model that tests whether a development scheme is viable. It brings together all the costs of development — land, construction, professional fees, finance costs, sales and marketing — against the projected revenue from the completed scheme to calculate the developer's return. It is typically used at acquisition, pre-planning and at key decision points during development.
As early as possible — ideally before terms are agreed on a site. A viability appraisal at an early stage identifies the cost envelope, revenue assumptions and return required, and allows land acquisition terms to be structured around a viable scheme. Waiting until design is advanced can limit the developer's options.
Yes. We prepare appraisal packs, cost reports and sensitivity summaries in formats suited to lender or investor requirements. These typically include construction cost breakdown, programme, contingency basis, GDV assumptions and risk commentary.
Yes. Residential schemes with an affordable housing requirement need a viability model that reflects the reduced revenue from affordable units alongside private sale assumptions. We are familiar with the viability assessment requirements associated with planning and Section 106 obligations.
Sensitivity analysis tests how a scheme performs when key assumptions change — typically construction cost, GDV, sales rate and finance costs. It helps developers and funders understand the risk envelope around a scheme: how much headroom there is before the project becomes unviable and which variables carry the most risk.
Does your scheme stack up?
We can help you establish a clear financial picture — from early appraisal through to funder reporting — so decisions are made on a sound commercial basis.
