Route Selection · Tender Management · Contractor Appointment · JCT Advisory
The right procurement strategy sets the conditions for successful delivery. We advise on route selection, manage the tender process and support contractor appointment — independently and in your interests.
Choosing the right approach
Procurement route selection has a direct bearing on risk, programme, cost certainty and contractor quality. We advise on the approach that best serves your objectives — not the one that is most familiar.
Design & Build
Single-point responsibility for design and construction. Typically JCT DB 2016 or NEC Option A. Suitable where the employer wants contractor design responsibility and cost certainty.
Traditional
Employer-designed with separate contractor appointment. Greater design control but shared risk and reliance on a coordinated design before tender.
Management Contracting
Works contractors appointed separately under a management contract. Suitable for complex phased schemes where early start and flexibility are priorities.
Two-Stage Tender
Early contractor engagement for buildability input and market testing before full tender. Increasingly common on complex residential and commercial schemes.

Procurement explained
We advise across the main procurement routes — design and build, traditional lump sum, two-stage tender, management contracting and construction management. Route selection depends on the scheme type, risk allocation, design stage and market conditions. We provide independent advice on which approach best serves the developer's objectives.
Yes. We can manage the full tender process from developing the long-list of contractors through prequalification, tender documentation, tender period management, evaluation and recommendation to the client. We handle contractor communication and coordinate the process so the developer has a clear recommendation with supporting analysis.
We primarily work with JCT contracts — Design and Build 2016, Standard Building Contract, Minor Works and Intermediate forms. We also work with NEC contracts and can advise on the appropriate form and amendments for a particular scheme.
Yes. We develop evaluation criteria tailored to the scheme — covering programme, commercial, technical, supply chain and quality parameters. We provide objective evaluation frameworks that give the developer confidence in the selection recommendation.
Ideally before tender documentation is prepared, so the procurement strategy can be designed alongside the developing scheme. Early involvement allows us to shape the approach to market, the level of design information required at tender and the conditions of contract most appropriate for the project.
